The local Real Estate market in Encinitas, Cardiff-by-the-sea, Leucadia & Olivenhain are solidly back to 2004 prices. Those value shoppers looking for a bottom? I believe Spring of 2009 was it! Sold homes are 10-15% higher now over the last 12 months. The amount of well qualified buyers with large down payments or ability to pay all cash in today's market is staggering.
